INVESTING CORNER: Types of Financing

Getting started in investing in real estate can be a bit overwhelming. I wanted to touch on an important topic - financing. Traditionally there are 3 different types and I'll go over each with you today. This may spark some interest, as it may not be as impossible as you once thought.

  1. Cash—This one is obvious, but you may have some resources that may be considered cash, but are not so obvious. One would be a HELOC - Home Equity Line of Credit. This acts as cash as far as the purchase goes, it's just cash against your residence. If you're curious, I've got some great resources for these types of financing.

  2. Traditional Conventional Financing—A Conventional loan is a common way to purchase investment properties. It does require 20% of the purchase price down (Purchase Price $100,000 = $20,000 down payment), and it comes with typically a higher interest rate than an owner-occupied loan.

  3. Commercial Loan—If you go the route to set up a corporation for your rental portfolio, the business can actually take out a loan. There are many rewards for doing this, including less risk, however, it comes with a larger interest rate. Ultimately, you must choose if this option suits your needs best.
